Attention Condo Owners: Please be advised that whenever you hire a contractor such as an electrician, plumber or carpenter to do any type of renovations or repairs in your unit, they must be licensed and insured and must forward their contact information over to Barkan Management 401-272-0788 or via email for notification. This is required by all tenants.
MOVING POLICY * Barkan Management must be notified 72 hours prior to moving so that elevators can be padded on time. Small carts are available at the lobby of each floor for your convenience.* A non refundable $75 MOVING FEE will be collected from the Unit Owner every time a resident (owner or renter) initiates a move cycle, both in and out of the unit. * Moving hours are restricted to Monday-Friday, 8:00 AM – 4:00 PM; Saturdays 8:00 AM – 2:00 PM; No moving on Sundays or Holidays.* Moving trucks are not allowed to climb any curbs and should be parked as inconspicuously as possible. * Every attempt should be made to minimize the opening of building entrances during loading and unloading to maintain indoor temperature and save energy.Exterior doors must remain closed/locked when unattended for security reasons.
STORAGE There is common area storage available for use in the basement of Building 15.Your common area key will allow you access to the storage area. The storage area is for recreational items only such as, bikes, canoes, kayaks, etc.*Please note: The Homestead Mill is not responsible for lost or stolen items; items placed in storage are at the unit owner’s own risk.
SAFETY All unit owners must have properly operating carbon monoxide detectors.

During business / Superintendent’s hours: Mon., Wed., Fri. 1:00 – 4:00pm (No Charge) Tues., Thurs. 7:00 – 11:00am (No Charge)
After business hours: Up until 9:00pm - $25.00 Up until 1:00am -$50.00 After 1:00 am - $75.00
*Payments must be made at the time of the service call by cash or check. Positive ID must be made available. In the case that BMC personnel are not available to respond to a lock out, please contact preferred vendor, All American Locksmith at (401) 521-5259.All new keys made must be in accordance with the master key system at the property.
The part-time superintendent for the property, Tony Russell, is able to assist you with property needs during his normal business hours.

RE: Cigarette Smoking in Building 15
Due to a high volume of recent complaints of owners within Building 15 being able to smell cigarette smoke in non-smoking units, we are notifying all owners in the building that there is a problem with cigarette smoke affecting non-smokers. Please consider the following:
We request that smokers refrain from smoking inside their units ESPECIALLY INSIDE THEIR BATHROOM where exhaust vents are located. Building 15 exhaust venting system is interconnected, i.e., smoke from one unit could enter other units.
Especially during the winter season where everyone keeps their windows closed and the HVAC is set at HEAT setting, the cigarette smoke particles percolate and exacerbate the scent.
Please bear in mind that the Department of Health claims that there is no safe level for second hand smoke. This makes it a major health issue for all of us.
